Why an EPC may be required
Comply with the rules. Understand the opportunity.
An EPC is normally required when a property is built, sold or rented. A certificate is generally valid for ten years, although a new assessment can be commissioned sooner when a building changes or improvements are made.
For non-domestic rented property, landlords must not normally grant or continue a tenancy where the property has an EPC rating below E unless a valid exemption applies.

If air-conditioning systems under one person’s control have a combined effective rated output above 12kW, a separate inspection is required at intervals of no more than five years.
