The compliance test
One large system—or several smaller units.
The 12 kW threshold applies to the combined effective rated output of air-conditioning units within a building that are controlled by one person. Several smaller units can therefore bring a building into scope even when no individual unit exceeds 12 kW.
The person who controls the system is responsible for ensuring the inspection is completed and retaining the report.
Independent inspection
The assessment examines system efficiency, sizing, controls, operation and available documentation before recommendations are produced.

You receive the registered air-conditioning inspection report and clear recommendations for potential energy and operational improvement.

Every inspection starts with the installed system.

Important distinction
A TM44 inspection is not the same as maintenance.
Routine servicing, refrigerant checks and equipment safety remain separate responsibilities. TM44 focuses on the energy efficiency of the air-conditioning system, the way it is controlled and whether opportunities exist to improve performance.
